Approximately 20 acres in a quiet and peaceful secluded Central Texas location. Guests of the Thompson Ranch have access to two bedrooms w/ queen size beds, one bath, full kitchen, huge fenced-in backyard, private access to the Lampasas River, and the most amazing views ever. The Thompson Ranch is your destination to unwind, relax, and disconnect from the world.

Our home is not a hotel. We do have a cleaning fee that tries to cover the expenses of outsourcing laundering, washing dishes, dusting, sweeping and moping the floors. We ask that our guests do at least the minimum of keeping our home clean and not leave it in disarray upon departure.

1. Smoking
Smoking is NOT allowed in our home. If you must smoke, you must do so outside of our home and ensure that you dispose of your cigarette butts properly and safely in the trash and not thrown on our property. A $100.00/ per day penalty will be incurred if any sign or smell of smoke is encountered after guest checks out.

2. Outdoor Kitchen
If you use the grill - clean the grill. Real simple. Leave it as you found it or do not use it at all.
If grill has not been thoroughly cleaned upon departure, Guest will incur a $50.00 cleaning fee, to be charged to the credit card on file.

3. Parties
Parties and large events are not allowed at the Thompson Ranch through the AirBnB process.

4. Access to the Gate and Front Door
The access code for guests visiting the Thompson Ranch is provided 24-48hrs before check-in. We ask that our guests not share this code with anyone not registered to stay at the Thompson Ranch.

5. Check-in & Checkout
Check-in to the Thompson Ranch is anytime after 4:00pm.
Checkout is anytime before 11:00am – this allows us to ensure that we’re prepared for our next guests before they arrive.

6. Security Cameras
The Thompson Ranch has several surveillance cameras on the property to ensure property security. These cameras operate 24/7 (when alarm is activated) and cover all common areas of the house, lanai, immediate surrounding areas, and entrances. The inside cameras are ONLY active when we do not have guest staying in the house. During your stay, the inside cameras will be disabled (unplugged). The outside cameras will remain operational for the safety of our guest and security of our home. We ask our guests to not tamper with our security cameras in anyway. There are NO security cameras in the bedrooms or the bathrooms.

7. Towels & Linen
There are clean towels in the bathroom for our guests’ use. Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Un-salvageable linens/bath towels will be charged to the guest. We ask that our guests place dirty towels in the laundry bin in the bathroom prior to checkout. Housekeeping will wash all laundry.

8. Dishes
Dishes, pots, pans, and cooking utensils are supplied for our guests’ use. All items in kitchen including silverware, pots/pans, flatware, etc. have been counted, and any item removed from premises will be charged to the guest. For daily use of dishes, we ask our guests to wash and re-use on their own – upon checkout, we ask our guests to simply load the remaining dirty dishes in the dishwasher (do not turn on) and we’ll take care of them for our next guests.

9. Additional Cleaning
Our home is not a hotel. We do have a cleaning fee that tries to cover the expenses of laundering, washing dishes, dusting, sweeping and moping the floors. We ask that our guests do at least the minimum of keeping our home clean and not leave it in disarray upon departure. At sole discretion of host, an additional cleaning fee of $90 can be charged if additional cleanup is required that goes above the standard cleaning. We do offer a 50% cleaning fee refund for guests who follow these rules and keep our home clean (to include our outdoor grill).

10. Damage to Property
Any damage made to property or furnishings that exceed the deposit amount will be billed to the guest, and will be reported to Airbnb.

My wife and I are both in the military and looking forward to one day retiring and returning to our beloved home in Texas. We open our home to you and just ask that all our guests respect our home and help us keep our cleaning fee as low as possible.
