Welcome to "THE CABERNET" - the 3 Bedroom / 2 Bath 1607SF Cottage.
Completely updated including all new flooring, fixtures, appliances & systems.
It is completely furnished and appointed with new everything - furniture, bedding, accessories and room-darkening draperies. The house is all on one level, so no stairs! The kitchen is fully stocked with everything that you'll need to prepare and serve meals, and its flowing open plan is perfect for entertaining! There is a large living room, den, bar, dining area and kitchen that are casual and elegant. The bedroom wing has 3 bedrooms. It has a Master King Bedroom with its own bath, including a soaking tub and walk-in shower. A Queen Bedroom shares a hall bath with the Twin Bedroom. Professionally decorated, the home is not just beautiful, but comfortable and functional with luxurious amenities. There are smart tv's in each bedroom, the living room, and the den, with high speed WIFI and premium cable sports and entertainment channels. These Roku tv's are excellent for viewing your favorite streaming channels.
This neighborhood is comprised of single family homes, established and quiet, with tree-lined sidewalks. It is close to most everything - restaurants, shops, Athena and the UGA. The house offers wooded privacy and tranquility with a private fenced backyard and dining seating on the patio. The 2 car garage and driveway provide plenty of parking. This home is also perfect for working remotely from home, with different areas to pick from to do it. If you're looking for a peaceful setting (no student parties lasting into the night or stomping overhead) that's still close in, this house is it. This is an ideal nest away from home - you won't want to leave!
(1) This is a quiet neighborhood. Please keep sound at a level that does not disturb our wonderful neighbors.
(2) Volume is tracked by NoiseAware devices.

► They don’t record sound or conversation.
► They report decibel levels ONLY.
(3) Everyone present must follow the house rules and all posted rules.
► You assume all risk and responsibility for anyone you allow to be present.
(4) Before holding a party or event, or admitting more than four unregistered guests, please get our advance permission through messaging on the booking platform.
► The property’s entrances may have outward-facing cameras.
► For overnight guests beyond the original number you book for, please get permission from us in advance through messaging on the booking platform. For each such guest, there is an extra fee of $30 per night of your booking.
► Tax and your booking platform's service fee may also be charged for any fee.
(5) Out of neighborly courtesy, please park vehicles in the garage and driveway until they are completely filled, before parking any vehicles in the street.
► When possible, please park any streetside vehicles directly in front of the home and its yard.
(6) Check-out is at 10 am.
► Our check-out time is important to give our cleaners time to prepare for the next guest.
► You'll have a 30-minute grace period.
► At 10:30 am, and each ten minutes after, a $100 late checkout fee accrues.
(7) If you encounter any problem during your stay, please let us know asap through messaging on the booking platform.
(8) Within 12 hours of placing of your booking, please do one of the following:
— (a) confirm with us through messaging on the booking platform that you’ve read and accept these House Rules; or
— (b) cancel your booking.
(9) If you would like any substantial modifications to the house or its furnishings, please contact us to arrange this and discuss pricing. We’re open to many possibilities. Some ideas include converting between the 2nd living room into a 4th bedroom (or vice versa), replacing sofas or beds with different size beds, introducing assistive features for persons with disabilities, and providing custom furnishings (e.g a recliner) to suit guest preference.

If bringing pets (otherwise, no need to read):
The pet fee listed at check-out is for one dog or one cat for stays of 2 nights or less. For stays greater than 2 nights or with multiple pets, the total pet fee is $10 per pet per night, with a $150 minimum. Any portion of this fee that you do not pay upon booking must be paid before you check in. Any pets besides dogs and cats must be expressly approved in advance.

You agree to cover:
-any pet-related damages
-our expense in removing live fleas/ticks if found indoors after your visit
Pets must:
-not bark excessively while outside to the point of causing disturbances to any neighbors (violates an Athens-Clarke ordinance)
-be up to date on their flea-&-tick treatment
-be directly supervised when outdoors, except when in the fenced-in yard
Please leave any provided couch/chair/beanbag covers on and clean up any pet messes with the provided spray according to its directions.
No illegal or dangerous breeds, or pets with past violence toward a human.
